Terms and Conditions

  1. When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form.
  2. Bookings will be confirmed on receipt of a 20% non-refundable deposit. 
  3. The full balance is due 8 weeks prior to your hire date.
  4. Changeover day is usually Saturday, but from November- April we can be flexible.  Check-in is from 3.00pm. Earlier arrival can be arranged.  Check-out on day of departure is 10.00am
  5. Wireless broadband is available at the cottage
  6. We recommend that you have holiday insurance
  7. The accommodation is for two adults only
  8. You are responsible for the property while on holiday and you are expected to take all reasonable care of its furniture, fittings and effects. You must leave them in the same state of repair and in the same clean, tidy condition at the end of the rental as at the beginning.
  9. Please report any damage or breakages to the owners. The owners live next door to the Cottage and are accessible at most times. Accidents are expected to happen from time to time but without knowledge of any damage no replacement or repair can be carried out for the next arriving visitor.
  10. Booking will be confirmed upon receipt of a 20% non-refundable deposit.
  11. If booking within 8 weeks of the hire date full payment will be required.
  12. The balance is due 8 weeks before the hire date.

  14. If you cancel your booking more than 8 weeks before the hire date a refund will be paid minus the 20% non-returnable deposit
  15. If you cancel your booking less than 8 weeks before the hire date you are liable for the total cost of the holiday, if we are able to re-let your booking a refund will be made to you minus a 20% administration fee and the deposit. 
  16. If we have to cancel your booking in advance due to unforeseen circumstances, you will be refunded the full amount of the booking.
  17. We accept no responsibility for damage or loss to your personal property, or damage to your vehicle during your stay. We accept no responsibility for accident, injury or sickness during your stay.
  18. Smoking is not permitted in any part of the premises.
  19. We are sorry we do not allow pets.
